Proximity to Residential
The area surrounding Spring Hill might look like empty farmland to an investment company or data center developer headquartered in a big city across the country, but it is far from sparsely populated.
Many families have invested everything they have in the area to lead a quiet, semi-rural life. The area is a mix of county and city zoning rules and there is no single planning commission with authority over the entire area who can make decisions for the thousands of people that would be impacted by dropping heavy industry into the middle of an area that is largely residential. As you can see in the map, an adequate buffer between residential and potential heavy industry is not possible. The area surrounding Spring Hill is not a good fit for heavy industry, especially a data center.
The Spring Hill area is a hotbed of activity for new residential neighborhood development. Spring Hill’s new high school was built on the eastern edge of town to support the growth that is happening. The last property a data center developer had their eyes on was to the east of town. The construction of a data center would effectively halt any new construction and devastate surrounding property values.
